Cypress Gardens is located at 1582 Beaufort Ave. Comox, BC, V9M2N2. The 3 story, 52-unit apartment building was constructed in 2022/23 by Knappett Projects, and contains one-bedroom, one-bathroom suites for low-to-moderate income seniors. The anticipated opening date is some time in July/August of 2023.

  • Cypress Gardens is an affordable housing development designated for seniors and persons with disabilities. (Senior – Defined as a single person aged 60+, or a couple aged 60+.)

    Rent is set at three levels:

    Moderate Income – CMHC Affordable Market Rent

    The Affordable Market Rental units form 30% (16 units) of the overall total units and are based on guidelines outlined by CMHC.

    Eligibility: Current low- and moderate-income limits per unit size as determined by BC Housing, a gross household income that does not exceed the median income for couples without children in BC, as determined by BC Housing from time to time. For residential units with less than two (2) bedrooms for 2023, this figure is $82,310 (compared to $77,430 last year). For residential units with two (2) or more bedrooms this figure is $128,810 (compared to $120,990 last year). Gross Yearly Income of: $44,000 – $82,310

    Rent Geared to Income (RGI) – BCH Housing Income Limits (HILS)

    The RGI units form 50% (26 units) of the overall total units and are based on guidelines set out by BC Housing. The rent contribution is calculated based on 30% of gross yearly household income. Housing Income Limits represent the income required to pay the average market rent for an appropriately sized unit in the private market. Average rents are derived from CMHC's annual Rental Market Survey, done in the fall, and released in the spring.

    Eligibility: Income falls below Housing Income Limits (HIL) rates (here). HILs represent the maximum gross yearly income to qualify for an RGI unit at Cypress Gardens. Gross Yearly Income of: $21,946 – $44,000

    Deep Subsidy Units - Low Income

    The Deep Subsidy Units form 20% (10 units) of the overall total units and are based on guidelines set out by BC Housing.

    Eligibility: Independent households in receipt of Income Assistance or where Rent Geared to Income (RGI) is equal or less than shelter component of Income Assistance. Seniors in receipt of only Old Age Security and Guaranteed Income Support. Gross Yearly Income of approx. $0.00 – $21,946

  • Apartments at Cypress Gardens are approx. 520 Sq. Ft. each and example floor plans are available here. All units have individual heat pumps, electric baseboard heating, and sub-metered hydro.

    Twelve of the 52-units are fully accessible for wheelchair users and handicapped residents. Throughout the Cypress Gardens design/build process, we have been working with a company called Step by Step Accessibility Consulting to ensure the building is completed with inclusion/equity in mind for all types of people.

    The building features a large community room, on-site office, and a laundry facility on each floor.

    Reserved parking is not provided at Cypress Gardens; however, the site is within walking distance of downtown Comox, and built across from a major bus stop - making this location ideal for those who have decided to go car free! As well, designated, under-cover parking, with plug-ins, will be available for people who require mobility scooters (please note: availability is limited, and an monthly additional charge may apply).
