Quadra Gardens is located at 1742 Beaufort Ave. Comox, BC, V9M1R7. The 3 story, 29-unit apartment building was constructed over 50 years ago and is made up of one-bedroom, one-bathroom suites for low income seniors. The property underwent a major renovation in 2021/22.

  • Quadra Gardens is an affordable housing development designated for seniors. (Senior – Defined as a single person aged 60+, or a couple aged 60+. Alternatively, someone with disabilities aged 55+ will qualify as a senior for CVAHS housing purposes.)

    Tenants at Quadra Gardens are charged a flat rent rate that is “subsidized” by the Comox Valley Affordable Housing Society. This means that rent rates at Quadra Gardens are lower than typical market rent – however they are not subsidized by BC Housing, they are simply set very low by our society. Residents of Quadra Gardens can receive additional money off their rent by applying for BCH SAFER; and are required to qualify for SAFER to live in the Quadra Gardens building.

    SAFER ELIGIBILITY:

    To be eligible you must meet all the following:

    • You are age 60 or older.

    • You lived in BC the full, 12-month period before submitting your application.

    • You, (and your spouse you share a home with) meet Canadian citizenship requirements:  

    o Individuals with private sponsorship that has broken down.

    o People who applied for refugee status.

    o Individuals legally in Canada as permanent residents, not under sponsorship.

    o Canadian citizens not under sponsorship.

    • You pay more than 30% of your gross, before tax, monthly household income towards rent for your home. If you live in a trailer, this includes pad rental (manufactured home) that you own and live in.

    You will not be eligible if:

    • You live in subsidized housing, or a residential care facility funded by the Ministry of Health.

    • You live in co-operative housing and are a shareholder.

    • You or your family receive income assistance through the BC Employment and Assistance Act or the Employment and Assistance for Persons with Disabilities Act (excluding Medical Services only).

    • Your gross monthly income exceeds the following: $2,446 for singles and $2,666 for couples.

  • Quadra Gardens underwent a major renovation in the 2021/22 year. All units received brand new kitchens, bathrooms, millwork, and plumbing. The exterior was also completed, with new siding and a new roof installed, among other improvements.

    Apartments at Quadra Gardens are approx. 440 Sq. Ft. All units have electric baseboard heating. Tenants receive a small storage unit in the basement as well for their use.

    Unfortunately no units at Quadra Gardens are fully accessible, but 4 modified units (partially accessible/adaptable) are available in the building.

    Reserved parking is not provided at Quadra Gardens; however, the site is within walking distance of downtown Comox, and built close to a major bus stop - making this location ideal for those who have decided to go car free! As well, designated, under-cover parking, with plug-ins, will be available for people who require mobility scooters (please note: availability is limited, and an monthly additional charge may apply).
